How do I apply to rent an Elara home?

You can apply for a home through the listing in our listings marketplace. Click the "Apply now" button, and follow the prompts to verify your identify and begin your application.

Elara does not advertise listings on Craigslist or Facebook Marketplace. Please only apply for listings at listings.elara.one or through a link from an Elara team member with an "elara.one" email address.

What happens when my application is accepted?

Once we’ve notified you that your application is accepted (high five!), we will ask you to confirm your move-in date and review your Lease Agreement. An Elara team member will alert you when your lease is ready.

How can I avoid fraudulent listings?

Always apply for Elara homes through listings.elara.one or with the help of a member of our Leasing team. Elara Property Management does not advertise on Craigslist or Facebook Marketplace, and we will never ask you to wire money. Does an accepted application mean I get the property?

For many of our homes, we receive multiple applications on the same day that meet our screening criteria. Our third-party applicant screener will automatically notify all applicants who pass the screening that they have met our standard criteria, but the person who submitted their application first will be given the first opportunity to sign a Lease Agreement with Elara.

Due to the volume of applications we receive, we can only reach out to successful applicants who will have an opportunity to sign a Lease Agreement. If you do not hear from us within 24 hours of applying for a home, you will be able to apply for any other Elara home at or below the original home's rental rate using the same application. You can select that option once you click "Apply" on another Elara listing.

How does Elara pick between multiple applications?

Many of our homes receive multiple applications as soon as they are listed. All applications go directly to our secure third-party application screener and are approved or denied automatically based on our standardized Application Criteria. If we have multiple successful applications come through on the same date, the applicant who submitted their application first will have the first opportunity to sign a lease agreement.

How is my credit score used when I apply?

Our applicant screening provider uses a mathematical analysis of relevant information found in your consumer credit report, application, and previous rental history during the screening process. We do not rely on credit score alone to qualify our residents. Credit factors that will negatively affect your ability to be approved include bankruptcies, high debt load, collection accounts, and subprime credit records.

Does Elara have team members in my area?

We do! While we are a technology-driven property management company that believes our tech can power faster service for our residents with fewer hassles, we also recognize the irreplaceable value of having team members who live in the areas where we rent homes. If you get in touch during the leasing process, or if you submit a service request through the Resident Portal or App, someone from our team at Elara headquarters in Nashville may be the first person to reach out, but we have team members in multiple locations to ensure our homes stay in great shape and maintenance gets done on-time and done well.

What if I have low credit or a past eviction?

Every situation is unique, and we may consider applicants who do not have top credit scores or who had an eviction in the past based on the strength of other elements of their application.

Will my pet require additional costs?

Yes, residents with pets will pay a will non-refundable pet fee at the outset of their lease along with a low monthly pet rent to cover additional wear and tear. (Costs may vary by property or location and will be outlined in your Lease Agreement.) Service animals with documentation are not subject to the pet fee or pet rent.

Does Elara have income requirements?

Applicants should be able to show verifiable household income amounting to 3x the rent of the home. You can find details about accepted forms of income and methods of income verification in our Resident Screening Criteria.

Does Elara have flexible lease terms?

We offer 12-month standard leases that can shift to month-to-month after the first year. If something comes up and you need to end your lease early, we're happy to assist you. We’ll need 60 days written notice before the date when you need your lease to end and two months rent to cover the early move-out.

How does the background check work?

We use CoreLogic to process background and credit checks. The CoreLogic screening will include credit, criminal, and residential history.

What documents do I need to complete an application?

Every applicant will need a valid passport or state-issued photo ID, social security number, email address, proof of income, and the last address where they resided.

‍

For applicants with income from a salary, we need copies of your paystubs from the last (4) consecutive weeks.
For applicants who are within 1 month of starting a new job or who have been working in a new job for less than 1 month, we will need a dated copy of your Offer Letter with a signature from a representative of the company. We will also ask that you submit the phone number and email address of your manager or supervisor and a copy of your (3) most recent bank statements.
For self-employed applicants, we will ask you to submit your most recent W-2 or 1099 form and your (3) most recent bank statements from the account you will use to pay rent. The account(s) should clearly show deposits from income and must be in the name of the applicant or the applicant's company.
For all other applicants, you may submit documents that show proof of other income sources sufficient to cover your monthly rent, renter’s insurance, and utilities. Additional sources of verifiable income include social security, child support, disability, retirement, and bank statements.

Are pets allowed?

Yes! Pets are warmly welcomed. (Our office dogs wouldn’t have it any other way.) All of our homes do comply with local laws, ordinances, and HOA regulations, and where our pet policies differ, we will defer to pre-existing guidelines and rules.
